Victoria Square will drive the transformation of the Peacock Shopping Centre in central Woking to create a visionary series of high rise towers offering a mixture of hotel, commercial and 429 PRS apartments within a few minutes’ walk of Woking Mainline Station. The development will offer a mixture of high-quality studio, one and two bedroom apartments targeted to appeal to the local and commuting community together with extensive internal and external amenity space.
We were introduced to the council in early 2017 with a view to becoming the ultimate operator of the build to rent apartments. We have since been appointed operator and engaged to provide consulting services throughout the build.
We have evolved the scheme from our initial involvement through extensive research and modelling, including local market and tenant demographic analysis. This, coupled with our modelling capability, enabled us to enhance the scheme in terms of unit mix and size that responds to the market demands while driving the revenue for the Council. This has been iterate over the time of our involvement.
Our remit for design and development consultancy was to enhance the build to rent part of the scheme including space planning within the units and look and feel of the final product. Given the apartments sit at both the heart of the regeneration and above the shopping centre, this evolved into advising on how the retail and other public uses will co-exist alongside a large Build to Rent scheme.
We have provided detailed input into the flow of residents and retail customers, flow of services needed by all users, access through the scheme, unit mix and design, unit optimisation, M&E consultation, waste strategy, parcel management, connectivity strategy, iterative commercial budget, modular production, design of bathroom pods and FF&E selection. Our input at this stage will enable the council to realise operational efficiencies once the development has completed.
We will continue to sit alongside the design team throughout the build, providing sign off on the final design of the apartments ahead of taking over management upon completion.
