LaSalle had permitted development rights to convert this old office building with a Joint Venture partner into residential apartments. The property is in a prime location within East Croydon with fantastic connections into London Victoria and The City. With Boxpark and the new Westfield shopping centre finally being given the go-ahead in 2018, the area is up-and-coming with young professionals and families.
LaSalle approached Native, as they were looking for a premium operator that would appeal to the growing corporate community. We have been heavily involved in financial modelling to maximise the income potential and optimise the space for tenants.
We have worked with the developer to understand the design, layout and operational efficiencies, ensuring a maximum yield potential for the long-term rental and corporate build to rent market.
We are working with the design team to build the best product for the market and to do this we conducted a 4-way tender process to select an interior designer. We have been working with the selected partner on the FF&E selection for the apartments and resident amenity ensuring that a distinctive identity is created for the top end of the young professional corporate market.
These design and furnishing considerations will result in a mezzanine reception area designed to fit with the building’s location and aesthetic, a co-working space for residents, access to an artisan F&B operator and an environmentally sustainable brown roof garden.
Native has been appointed to undertake all lettings and block management on completion.
